The XCap Office Fund will give investors the opportunity to hold an interest in two quality A-Grade office properties located in NSW.
- Darby Plaza is an A-Grade commercial office building and retail space with a 5 star NABERS rating, situated in Newcastle’s CBD and includes a public plaza linking Darby Street to the Newcastle Foreshore, excellent proximity to the light rail and abundance of cafes, bars and restaurants; and
- Macquarie Tower is a single tenancy A-Grade office suite located on the Pacific Highway in Charlestown, an urban hub that provides retail, commercial and leisure offerings, popular with Government, health and medical industries.

The Trust is targeting a forecast average cash distribution of 8.5% to 9.0% per annum and an IRR of 11.5% to 12.0% (both net of fees and expenses).
The properties have a combined occupancy of 100%, WALE of 6.7 years, net lettable area of 11,015 sqm with key tenants such as Allianz Insurance, MoneyMe, Life Without Barriers, Pacific International Insurance, Hicksons Lawyers and Slater & Gordon.
